원 맨해튼 웨스트(One Manhattan West)는 맨해튼 서부 개발에 있는 67층짜리 오피스 고층 건물이다.2019년에 완공되었으며, 개발에서 맨해튼 웨스트 3호에 이어 두 번째로 완성된 타워 역할을 하게 된다.

역사

웰스파고는 2018년 7월 이 사업을 위해 5억3000만 달러의 건설 융자를 제공했다.[3]이 구조물은 2018년 8월에 완성되었고,[4][5] 2019년 10월 30일에 정식 개장하였다.[6]

2021년 12월 블랙스톤은 브룩필드 자산운용으로부터 건물의 49%를 약 14억 달러에 인수하기 위한 협상을 시작했다.[7]

건축

이 건물은 67층, 210만 평방피트(200×10^3m2) 규모로 LEED Gold 인증을 받을 것으로 예상된다.[6][8]

그 탑은 직사각형의 평면이다.북쪽, 남쪽, 서쪽 면은 땅에서 수직으로 솟아 있고 동쪽 면은 16층까지 절을 한 후 지붕으로 균일하게 테이퍼한다.전면의 네 모서리는 모두 반경이 107인치(2,720 mm)인 둥근 전환기를 가지고 있다.

구조설계

주탑의 구조체계는 중심 철근 콘크리트 코어와 둘레강 모멘트 골조로 구성되어 있다.[9]그 탑의 일부는 펜 역으로 통하는 지하 기차 선로에 걸려 있다.선로를 피하기 위해 남·북·동측 경계기둥은 지상으로 내려오지 않고 건물 로비 위 핵심으로 옮겨진다.[10]

세입자

2019년 9월 현재 이 건물은 86% 임대되었다.[11]
