퀄트릭스 타워(Qualtrics Tower)는 과거 2+U, 2&U로 알려져 있으며,[2] 워싱턴 주 시애틀 다운타운에 있는 고층 사무실 건물이다.높이 150m, 지상 38층 규모의 이 타워는 2번가와 대학가에 위치해 있으며 2020년에 완공되었다.이 건물은 72만5000평방피트(6만7400m2)의 임대 가능한 공간을 갖고 있으며, 그 중 낮은 층의 소매 공간과 공공 공간을 포함한다.[1][2]가장 큰 오피스 임차인은 퀄트릭스로, 건물에 대한 명명권도 갖고 있다.

역사

당초 이 사업은 사미스 재단과 2번가, 시애틀 다운타운 대학가 등에서 임대차 계약을 체결한 뒤 2014년 11월 '2+U'로 발표됐다.[3][4]개발자 스칸스카는 코네티컷에 본사를 둔 건축회사 피커드 칠튼을 기존의 제안 요청과는 달리 다른 회사와 3주간의 "핵심-아-톤"을 거쳐 탑을 설계하기로 선택했다.[5]이 프로젝트의 임대 센터는 마이크로소프트의 홀로렌즈 혼합현실 기술을 사용하여 잠재적인 세입자들을 위한 가상 투어를 만들었다.[6]

시애틀 건설검사부는 2016년 12월 이 타워의 설계를 승인했다.[7]2017년 1월 스칸스카를 상대로 한 1201번지 3번가 타워 소유주들의 골목휴가를 막아달라는 호소가 취하돼 공사 착수가 가능해졌다.[8][9]3억 9천 2백만 달러짜리 이 탑에 대한 작업은 다음 달 갤런드, 세네카, 프리드먼 빌딩이 철거되고 공터도 철거되면서 시작되었다.[4][10]이 블록의 북서쪽 모퉁이에 있는 딜러 빌딩은 개발에 포함되지 않았으며 다른 소유권을 유지할 것이다.[11]타워 지하주차장 발굴은 2017년 4월 시작돼 8월 완공돼 2번가 지하 80피트(24m) 깊이에 이른다.[12]첫 번째 메이저 칼럼인 'W'자 모양의 철골조각이 2018년 4월 설치됐다.[13]이 탑은 2018년 11월에 완성되었다.[14]

이 건물은 퀄트릭스가 13층을 차지할 27만5000㎡(2만5500m2) 규모의 오피스 임대 계약을 체결하면서 2019년 9월 퀄트릭스타워로 이름이 바뀌었다.[15]2019년 12월 공사 중이던 건물 9층에서 전기사고가 발생해 근로자 3명이 다쳤다.[16][17]

스칸스카는 2020년 11월 하나대체자산운용(하나금융그룹 일부)에 건물 지분을 6억8800만달러에 매각했다.[18]퀄트릭스는 2021년 1월 현재 COVID-19 대유행으로 인해 건물 내 공동 본사의 개소일을 발표하지 않고 있다.[19]

디자인

코네티컷에 본사를 둔 건축회사 피카르 칠튼이 구상한 2+U의 디자인은 지상에서의 요소들에 대해 "다양한" "다양한" "다양한" 것으로 묘사되어 왔다.[7]이 탑은 가로 높이에서 65~85피트(20~26m)까지 올라가는 기울기 모양의 'V' 기둥이 받쳐줄 예정이다.[20][21]1번가를 마주보고 있는 연단에는 19층 높이의 옥상 데크가 들어설 예정이다.거리 위 38층 높이의 주탑에는 옥상 테라스와 기타 편의시설이 들어설 예정이다.[7]

시애틀 시의회는 2016년 9월 이 사업의 골목 휴가를 승인하면서 약속된 공공 편의시설과 스루앨리의 손실을 맞바꾸었다.[22]탑의 밑동에는 2층 규모의 소매·음식점 공간인 도시광장, 공공통로와 관람 플랫폼, 힐클라이밍을 지원하는 엘리베이터가 설치된 공공 계단, 좌석 공간, 콘서트 및 푸드트럭 공간 등이 조성된다.[7][23][24]

세입자

취업 검색엔진 '리얼'은 타워의 10층을 차지하며 총 19,000m의2 공간을 임대할 예정이다.[25]IWG의 코워킹 자회사 스페이스가 3개 층을 차지하게 된다.[26]비디오 게임 개발업체 붕지가 전대·원격근무 방식을 택한 클라우드 스토리지 서비스 드롭박스가 당초 임대했던 2개 층을 점유한다.[27][28]이 건물은 2019년 9월 체험관리사 퀄트릭스와 공동본부 직원 2000명을 수용할 수 있도록 13층 임대 계약을 체결하면서 완전 임대됐다.[15][29]
